Good to know

The entire holiday home is exclusively available to our guests, so all rooms are only available to the respective guests and do not have to be shared with other people. You can find more information about the furnishings and equipment of the respective holiday home here: ‘house Stony’ and ‘house Woody’.

In the two holiday homes there are 4 “adult” beds each with 1 mattress, mattress protector, 1 pillow and 1 duvet – additional pillows and blankets are available in the houses.

For smaller children there is also 1 child’s bed or travel cot available in both houses (dimensions on request – simple foam mattresses are available, please bring “better” mattresses if necessary; please bring a sleeping bag or blanket and pillow for this if necessary) . Children’s cutlery and crockery (3 plastic sets each) is also available in both houses.

Depending on your needs, please bring the following: tea towels, hand towels, toilet paper, kitchen paper rolls, sheets / covers for the mattresses and covers for pillows and blankets, slippers are recommended (in Sweden, houses are never entered with street shoes).

Self-sufficiency.

Type F sockets are used in Sweden. The mains voltage is 230 V at a frequency of 50 Hz.

The water is pumped from its own source with an electric pump and hot and cold water is available in the houses in the bathroom and in the kitchen.

The electric hot water treatment system contains 100 liters per house and the warm / hot water is sufficient for ‘normal’ long and warm showers for up to 4 people who shower in a row. If you take a long and / or very hot shower and all the hot water has been used up, then simply wait a little until hot water is available again.

The heating in the houses is electrically powered, as is so often the case in Sweden, because alternative energies, such as gas, are not or were not cheaper or there is no infrastructure for this. Each common room of the houses provided has at least one heating system. If there are no guests in the houses, they are only minimally heated. Guests can then set the desired power or temperature of the heaters themselves after arrival. If desired, then there is the possibility that the rented house is heated before the arrival of the guests, e.g. 1 day before arrival, whereby the electricity consumption for the heating before arrival will be included in the electricity consumption calculation.

In both houses there is in each case a chimney stove which is pursued with fire wood and can be used with pleasure.

Sweden belongs to the EU, so all EU citizens should now be able to use the mobile internet of their mobile phone provider in other EU countries at the same price ‘as at home’. Nevertheless, WiFi/WLAN Internet access is provided with pleasure or if required – a connection to the Internet is established via the Swedish mobile network. The WiFi/WLAN access data will of course also be made available.

No smoking and no steaming inside or no e-cigarettes or the like;

Pets are unfortunately not allowed – we are sometimes allergic to it, so possibly some of our guests who arrive afterwards.

Suitable for seniors (in the holiday home “Stony”: 1 step at the entrance, 1 small step to the living / dining area. In the holiday home “Woody”: 1 step at the entrance, 1 step to the bathroom);

Of course children are also very welcome;

The car can be parked free of charge at the holiday home “Stony” in front of the garage or in front of the forest opposite the garage. At the holiday home “Woody”, the car can be parked on the meadow in front of the terrace or to the right of the holiday home, or also on the access route to the house (behind the house “Stony”).

There is 1 iron and 1 ironing board per house.

In both holiday homes there is 1 fire extinguisher and 1 carbon monoxide detector including smoke detector.

The terraces of both houses and the house entrances can be illuminated, and the path across the property between the two houses is illuminated. Nevertheless, it is advisable to take flashlights with you.

Interaction with guests: During your stay I can be reached by email, What’sApp, SMS and also by phone. I will provide my contact details after booking. My Swedish neighbor Johan is the local contact, and of course his contact details are also provided. If possible, Johan also hands over the key for the holiday home on site and shows you everything you need to know on arrival – or you can have “self-check-in”. Johan is also happy to answer any questions. Johan also takes care of the keys and acceptance upon departure – or you can also use “self-check-out”. The pin-code and location of the key-safe for “self-check-in” and/or “self-check-out” will be communicated before arrival. Johan speaks Swedish, English and some German. After booking, a detailed description of how to get there will also be provided, with which everyone has so far found the holiday home. It may also be that I will be nearby with my family to spend our vacation in the area, during this time I am of course also available personally if required. I speak english and german.

Also good to know:

Check-in: Flexible by arrangement, but usually not possible before 3 p.m. – arrival in daylight is recommended – for better orientation when driving and arriving on site.

Check-out: by 11:00 a.m.

Parties and events are permitted within the legal framework and of course provided that the neighbors do not feel disturbed as a result.

Noise or audible noises can arise from forest workers and neighbors who e.g. doing gardening – is rare, but it can happen.

It can always happen that something gets damaged, which is not a bad thing, if it happened unintentionally and is reported, so that the damage is replaced and that the next guests are not affected. Tip: talk to the insurance company to see if they will cover the damage.

All prices are in ‘Euro’ including the currently applicable VAT in Germany – this applies to all prices on this website.

Especially for stays between October and April (‘low season’) also applies:

From October to April the rain protection roof over the terrace is removed from the outdoor area at house “Woody”. This also applies to the terrace furniture and the grill outdoors.

Outside at house “Stony”, the terrace furniture and the rain protection roof above the terrace are available all year round, but in the period between October and April there is no grill and no benches around the fire place, which is located next to the covered terrace.

Children’s play equipment in the outside area, such as the slide, swing or climbing rope, are not set up between October and April, but you can partially set it up yourself – please place back before departure.

There can also be power failures in Sweden, which is rare, but that should not be left unmentioned. Especially in the low season you should prepare for it, e.g. with a water and firewood supply, flashlight, warm clothing. Our Swedish neighbor is also happy to help.

Despite climatic changes, snow can also occur in this season. The use of the streets depends on the amount of snow and performance of the snow removal, but above all on the winter suitability or equipment of your own vehicle. There is no snow removal on the property – this also applies to the dead end road from the last turn to the houses, if this is not ordered separately (possibly not free of charge). Winter tires and snow chains are absolutely recommended.

Annotation: Since 1987 I have been in the houses regularly and several times during this season. Initially with my parents and now for many years with my family and friends. We spend our autumn, Christmas, carnival and Easter holidays there as often as possible. So I know this from my own experience and the winters used to be significantly harder than today. Unfortunately, the climatic changes can also be seen here. My conclusion: With a little preparation and knowledge, this time of the year is absolutely recommended and worth a trip every year, true to the motto: relaxing | close to nature | eventful.

Pricing Information:

In the past we have offered 2 pricing models.

The first price model corresponds to the currently offered offer, i.e. a low rental price for the property.

In the second price model, e.g. bed linen, towels, tea towels, cleaning of these textiles, paper consumption, unlimited electricity consumption, firewood consumption, etc., were included – but the total rental price was higher because these total costs from the previous year were added to the rental price.

The second pricing model meant that the costs for everyone would have increased immensely, although only a few have ‘exploited’ the inclusive services beyond the normal level. For example, we could observe that the textiles provided were soiled that they could no longer be cleaned or were simply damaged and had to be replaced at shorter and shorter intervals. The consumption of electricity, water, paper and firewood increased exorbitantly.

If we had had to pass these costs on to all guests again in the second price model, then the rental price would have increased extraordinarily for all guests, which would have disadvantaged the majority of our guests, who treated the inclusive services with respect and conserved resources. For this reason, we have only been offering the first price model for years, which on average is better and cheaper for all of our guests, as this means, for example, that each guest can directly influence their own consumption and is not dependent on how other guests use the inclusive services.
